    Buying property in Spain can be a very exciting time, although this can be enhanced or hindered by the level of professional support you receive.

    If this is your first time buying a property in Spain… There are a number of points you should be aware of:

    The 1st is that you need an NIE Number. 
    This is a National Identity Number which will allow you to open a bank account and to set up everything relating to buying your property in Spain.
    We can organise this for you or alternatively you can contact a Gestoria in the area you are buying a Spanish property.

    What Costs Are Involved When Buying Property in Spain?
    Generally, your associated costs of buying a property in Spain will be around 12-13% including taxes and all fees.

    Making an offer.
    All offers should be made to us in writing via email. .
    We will then advise the owners who will then contact you.
    Once an offer is agreed, you will want to secure the property and for it to be removed from the market.
    To achieve this, immediately exchange solicitors details with the owners.
    An initial reservation deposit is payable, normally around 3,000€ which we recommend is paid direct to your Solicitor, who will advise the vendor’s solicitors to commence..
    This deposit is normally non-returnable, unless there are any issues identified with the property by your solicitor, or in the event that the vendor fails to proceed..

    Following this a Private Contract will be drawn up at which point a 10% deposit will be paid, less the initial deposit.  
    Any checks should have been completed by this stage by your solicitor, who must be satisfied on all points for you to make this payment and proceed.

    If you need a mortgage, you should explore this in advance of finding your property so as to be fully aware of what can be available to you.
    Mortgages in Spain generally require a deposit of 30%.
