Documentation you will require for your Solicitor:
Copy of Escritura or Nota Simple
Copy of Electric bill (dated within the last 3 months)
Copy of Water bill (dated within the last 3 months)
Community Fees If Applicable
Personal ID - Copy of passports and your NIE or Residencia
EPC Energy Performance Certificate (If you do not have this, it is not a necessity for marketing your property. We can organise this for you when necessary)
Preparing for the photos
We have all seen real estate photos of unmade beds, cluttered hallways, and gardens littered with toys.
We want to sell your home in the shortest time possible so every detail counts.
From the smallest apartment to the biggest villa, it is very important that the photos we take, present your property in its absolute best possible light.
Therefore we would politely ask that where possible you tend to the following details prior to us arriving at your property, and we will take many great photos, from which we shall select the most inviting.
Hide any clutter, inside and out
Ensure all beds are best presented, Hotel style is perfect
Bathrooms with neatly folded towels
It is your choice but we feel that net Curtains can be best removed to allow more natural light
Sofa Cushions plumped up
Gardens made clean and tidy
We would also recommend this approach for all viewings, it says so much about how you have cared for the property and provides a level of comfort and confidence for the prospective buyer.

Once We Launch Your Property Marketing
As with traditional Estate Agents We will not advertise your personal contact details.
We will notify you of all enquiries regarding your property within a max of 24 hours, this may be longer over weekends and public holidays.
Once you have registered your property for sale, we recommend that you choose your solicitor promptly so that you are ready to proceed the instant that you agree the sale with a buyer. (see our list of Solicitors in your local area)
Viewings and Accompanied Viewings
Generally, vendors choose to host their own property viewings for potential buyers.
This can have certain benefits as many buyers tend to feel more comfortable with the owner than an estate agent, and you can get to chat as you wish as opposed to the conversation being controlled by the estate agent.
However, if required we can often provide our additional accompanied viewings service.
This would attract a small additional fee per viewing if required, to be agreed with our local listing agent.
If you are away from your property, we recommend that vendors utilise a friend or neighbour for key holding purposes, and arrange for them to open up your property for the arranged viewings.
We do not provide a key holding service
Agreeing Your Sale
Upon agreeing the sale with the buyer, the most important thing is simply to swap personal details and solicitor details with your buyers.
Notify your solicitor immediately, and your solicitor will take care of everything for you; Deposits, Contracts, and all requirements to the point of completing your sale at the Notaria.
If you have not discussed before, your solicitors will advise you of the exact process and timescales.
If you are unable to be present for the Notary Day, your solicitor can provide Power of Attorney sevices.
